Redlands 360 is a new community in the making.

The Grand Valley’s first-ever master-planned community will include a range of residential products and recreational opportunities, striving for diversity in product, people, and price. Redlands 360 will be defined by an iconic landscape that offers spectacular views, from the Colorado National Monument to the Uncompahgre Plateau. The community will be located within Grand Junction, just 5 minutes from downtown, the Lunch Loops Trail System, and Colorado National Monument.

Originally zoned as an executive golf course, the property has been left in its natural state over the last 20 years. During this period, the public has been allowed access for hiking, biking, dog walking, and trail running—though the property is private.

In 2019, La Plata Communities, LLC, a master-planned community developer, and Grand Junction Land Company, LLC, the owner of the land, joined together to form Redlands 360, LLC, which will be the property developer. La Plata is currently in the planning process with the City of Grand Junction, including the approval of a Metropolitan District, and an Outline Development Plan (ODP) for Redlands 360.

The first Redlands 360 development includes 22 single-family homes at Canyon Rim 360. These homes will be the first to enjoy our unrivaled views, cherished land and open space, and have access to incredible trails.

The vision for Redlands 360 consists of three key elements:

Unlimited Views, Cherished Land, and Outstanding Amenities.

Unlimited Views

The views from the property are spectacular: unobstructed views of the Book Cliffs, the Grand Mesa, the Colorado National Monument, and the Uncompahgre Plateau from multiple locations onsite. The majority of the property’s upper mesa also provides enough elevation to overlook the City of Grand Junction and the Colorado River corridor from Palisade to Fruita. These 360degree views are an important aspect that will drive much of the planning and community design.

Cherished Land

Most of the land sits on an elevated mesa that generally slopes north. The site has four major plateaus, which we have coined the “Four Brothers,” a play on the name of the Three Sisters Park. The land, along with the existing natural features of the site, including the topography and scattered vegetation will be honored as open space inherent to the property.

Outstanding Amenities

The community will offer a variety of outdoor-focused amenities such as public parks, open space, multi-use trails, and more. The public trails and parks are available to the entire Grand Valley community. In addition, other amenities are anticipated, such as a community room, pool, and fitness center. These amenities will be restricted to use by Redlands 360 residents and supported by a separate Redlands 360 HOA.
